Site Design
Site design can be an iterative and challenging process. Developments must meet the requirements of the underlying zoning and possible conditional use permits. These elements drive potential site-related setbacks and buffers. RDC is experienced with concept development that incorporates zoning requirements and stormwater regulations. RDC can prepare concept plans which can be developed into full site plans that allow for the maximum use of the property.
Stormwater Design
RDC has significant experience in stormwater design. These projects ranged from simple DOT culvert replacements and residential subdivision drainage system design to large thousand-acre 2D stormwater models. Our approach is to look for the solution that meets the needs for today but has the flexibility or capacity to meet the demands of tomorrow.
Green Infrastructure, and Low Impact Development Design
Green Infrastructure (GI) and Low Impact Development Design (LID) are design practices that are common elements included in most designs today. RDC’s experience with GI and LID in states like Maryland, Virginia, and North Carolina has provided a strong and diverse depth of knowledge to draw from when designing within those practices. We work with our clients to discuss the benefits of GI and LID, how they can be used on their project, and what the implications from a cost and maintenance standpoint are.
Utility Design
With today’s aging infrastructure, understanding a projects utility demands and the capacity of surrounding water and sewer systems is critical. RDC has experience in preparing water models to analyze domestic and fire demand scenarios. We have reviewed pump station service area maps to determine allowable sewage discharge rates from specific properties and decide if upgrades to the downstream pump station is required. Gravity sewer is always preferred, however RDC has designed small diameter force mains when gravity sewer was not an option. For those rural sites that will rely on septic sewer systems, designs will be coordinated with local trusted sub consultants.
Erosion and Sediment Control
RDC has experience designing and preparing erosion and sediment control designs, along with stormwater pollution prevention plans. We also inspect construction sites for compliance with erosion and sediment control regulations. These inspections services have benefited our designs because we understand what practices work well, how long they last, what maintenance is required and how often. Being on active construction site also affords us the opportunity to observe the movements and operations of the site. This helps when selecting access points, laydown areas, and perimeter controls.
